Questions

How does Rundown analyze a property?

Paste a Zillow link or type any address. Rundown works through the same steps an experienced agent or investor would, on that exact home:

  • Pulls the public record: county tax and sale history, lot size, year built, above-grade square footage, garage, flood zone and whether the home sits on the water.
  • Finds true comparables the way top agents do. We start with homes sold in the last 12 months within a quarter mile, then widen to a half mile, one mile and beyond only when there aren't enough close matches.
  • Matches like with like: same property type (houses to houses, condos to condos), similar bedrooms, bathrooms, size, year built and lot. Lakefront homes only compare to other waterfront sales.
  • Adjusts each comp for real differences, such as an extra garage space, a ranch layout, another bedroom or bath, or a bigger lot, and shows you every adjustment.
  • For rentals, checks what similar homes nearby are actually listed and renting for, then compares that with the ZIP code's typical rent for the same bedroom count.
  • Runs the full math for the report you pick (long-term rental, short-term rental, flip or comparables) and, for investment reports, scores the deal out of 100.

You get a clear answer in plain English, with every number backed by the data behind it.

Where do the numbers come from?

Every report is built from dozens of separate lookups that run behind the scenes for one address:

  • Licensed property data covering county records, tax history, sale history and automated value estimates.
  • Recently sold homes and active and recent rental listings near the property, filtered, ranked and adjusted one by one.
  • ZIP code market trends: how home values and rents have actually moved over the past several years, used for appreciation and the 5-year outlook.
  • Federal maps: FEMA flood zones, U.S. Fish and Wildlife wetlands and the USGS water map.
  • Local renovation pricing researched for your area, item by item, plus nearby contractors who do the work.
  • For short-term rentals: nightly rates and occupancy for the area, and the city or county's short-term rental rules, with sources linked.
  • Current loan, tax, insurance and expense assumptions, which you can change to match your own deal.

Each figure in the report is labeled with where it came from, and the math is run the same careful way every time.

What does the flip report include?

Everything you need to decide whether a flip pencils out, and what to offer:

  • Rundown Score out of 100, with what's helping and hurting the deal.
  • After-repair value (ARV) based on updated homes that sold nearby in the last year, adjusted for differences.
  • Comparable sales with how each one was picked, its distance, and every price adjustment.
  • Itemized renovation budget using local pricing, from paint and flooring to kitchens, baths, roof and HVAC. If photos don't show a room's condition, we budget basic prep and flag it rather than assume a full remodel.
  • Holding costs (loan interest, taxes, insurance and utilities) and selling costs.
  • Estimated profit, ROI and a maximum offer price to hit your target.
  • Resale scenarios showing profit if the home sells for more or less than expected.
  • Local contractors for the repairs.
  • Public records, flood zone and waterfront status.
  • Things to investigate before you buy.
  • Assumptions you can change, and a downloadable PDF with charts.
What does the rental report include?

Long-term and short-term rental reports give you the full picture, not just one cash-flow number:

  • Rundown Score out of 100, with what's helping and hurting the deal.
  • Estimated rent from nearby comparable rentals, adjusted for differences, plus the ZIP code's typical rent for the same bedroom count.
  • For short-term rentals: nightly rate, expected occupancy, annual revenue and the local short-term rental rules.
  • Full monthly expense breakdown: mortgage, taxes, insurance, vacancy, repairs, management and more.
  • Monthly and annual cash flow, cap rate and the price where the home breaks even.
  • Total return, combining cash flow, loan paydown and appreciation, so you see what the property really earns.
  • 5-year outlook using the area's actual appreciation and rent growth.
  • Public records, flood zone and waterfront status.
  • Things to investigate and questions to ask before you buy.
  • Assumptions you can change, and a downloadable PDF with charts.
What does the Comparables report include?

What a home is worth today, based on what similar homes actually sold for nearby — for owners, buyers, sellers and agents:

  • Estimated value with a likely low-to-high range.
  • Recently sold comparables from the last 12 months, picked neighborhood-first with matching size, layout, age and lot.
  • Every price adjustment shown, such as garage, ranch layout, bedrooms, baths and lot size.
  • An automated value estimate as a cross-check against the comps.
  • Price per square foot, and how a list price or offer compares to the value.
  • Competing homes for sale nearby, with asking prices and days on the market.
  • 5-year value outlook using the area's actual appreciation.
  • Public records, sale and tax history, flood zone and waterfront status.
  • A downloadable PDF to save or share.
